Continued public hearing for Application of 63 and 75 Fountain Framingham Manager LLC, for a Special Permit for multifamily >30,000 ft 2 , Major Site Plan Review, Special Permit for 2 way circle aisle width, Special Permit for Land Disturbance and Stormwater Management, Bicycle parking requirement reduction, Special Permit for Inclusionary Housing Units, Special Permit for pole mounted fixture reduction, Minor Site Plan Review, as well as waivers for pedestrian walkway width and waivers for landscaping design standards. The proposed project includes a two-phase multi-family residential development including demolition of the existing building at 75 Fountain Street and construction of a 280 multi-story residential building including two levels of garage parking and five levels of residential and amenity space. The proposed project also includes the renovation of the existing building at 63 Fountain Street into 60 residential loft-style units.

The applicant is proposing to convert existing 7,841SF retail and office space within the existing building to eleven one and two-bedroom apartments. Three of the 2-bedroom apartments are two-level units. Four retail spaces will remain on the first floor. Revisions submitted 10/25/23 include a change from 11 to 16 apartment units.
Continued public hearing for Application of Two Eighty Worcester Road LLC for a Special Permit for a Used Car Dealer. The applicant is proposing to develop the existing building into a mixed-use luxury/collectible automobile dealership that will include display galleries, event space, and conference rooms. The project would also include a bar and lounge area where entertainment would take place during events.
Application of One Howard, LLC for Major Site Plan Review, Special Permit for Use for multi-family housing in the CB District, Special Permit for Land Disturbance and Stormwater Management, Special Permit for Reduction in Parking, Special Permit for Dimensional Reduction in Parking and Inclusionary Housing. The applicant is proposing to convert the existing vacant parking lot into multi-family residential apartments consisting of a 6-story building containing 135 dwelling units with a first floor at- grade parking garage.
Application of Accessible Housing for Children Elders and Disabled, LLC for Minor Site Plan Review under the Dover Amendment and a Special Permit for Vehicular Access. The applicant is proposing to construct a 5-bedroom accessible home on a vacant lot where training, rehabilitation and education would be provided as required by the Department of Developmental Services regulations and to meet the specific needs and goals of each resident.
